Challenge

Design a small commercial building on a compact urban infill site in Garden City's rapidly evolving Chinden corridor — a neighborhood transitioning from light industrial to mixed-use commercial. The project needed to support flexible tenant occupancy, establish a strong street presence, and maintain long-term durability with minimal maintenance burden, all within a constrained budget and footprint.

Solution

The project was approached as a disciplined infill exercise: clarity, durability, and adaptability above all else. A simple two-story form provides efficient floor plates while remaining compatible with the surrounding scale of the corridor. The material palette — light-toned concrete panels balanced against dark wood accents and black-framed windows — creates rhythm and depth along the façade without relying on expensive cladding systems. Pedestrian engagement is prioritized through clearly expressed entries and direct sidewalk connections, while parking and service access are pulled to the rear to protect street-facing quality. Upper-level walkways and balconies introduce shadow and vertical interest while adding circulation flexibility for multi-tenant configurations.

Result

A compact commercial building that earns its place on the street — contributing a clear architectural identity to a corridor in transition, while giving the owner a durable, adaptable asset with long-term tenant flexibility. The project reflects Fine Line Studio's approach to commercial work: that thoughtful design at any scale produces buildings that perform better, lease better, and hold their value over time.
