CHALLENGE
Increase residential density on a constrained West End infill site while respecting zoning limits, neighborhood scale, and street character. The project needed to replace an underutilized structure with housing that felt intentional and livable rather than purely efficient.
SOLUTION
The building is organized as a vertically stacked composition with parking discreetly placed below residential levels, preserving a pedestrian-oriented street edge. Strategic setbacks and terraces reduce perceived mass while creating outdoor living opportunities across multiple floors. A masonry-forward exterior establishes durability and contextual continuity, with lighter upper levels visually reducing scale. Large window openings bring daylight deep into units and reinforce connection to the neighborhood. Rooftop patios transform the upper levels into active amenities, offering views toward the foothills. The completed project delivers a refined urban apartment building that balances density, design quality, and neighborhood sensitivity, contributing positively to Boise’s evolving West End.
