Design a small commercial building on a compact urban site that supports flexible tenant use while establishing a strong street presence within a rapidly changing corridor. The project needed to balance durability, tenant adaptability, and architectural identity within tight site and budget constraints.
The project was approached as a disciplined infill exercise focused on clarity, durability, and adaptability. A simple two-story form provides efficient floor plates while maintaining compatibility with the surrounding scale. A restrained material palette balances light-toned concrete panels with dark wood accents and black-framed windows to create rhythm and depth along the facade. Pedestrian engagement is prioritized through clear entries and sidewalk connections, while parking and service functions are placed discreetly to the rear. Upper-level walkways and balconies introduce shadow and circulation flexibility.
