Fine Line Studio offers full architectural services for commercial clients, developers, business owners, institutions, and select residential clients across Idaho, Washington, Oregon, Hawaii, and Kentucky. We are licensed in five states and experienced across a wide range of project types, construction methods, and delivery environments.
Every engagement is led directly by principal architect Mark Wagner, AIA, NCARB. You get thirty years of experience applied to your project, not delegated to staff.
Most project failures trace back to the gap between design intent and construction reality. We close that gap by staying engaged from feasibility through the final punch list.
We coordinate structural, civil, MEP, and landscape consultants. We manage the permitting and approval process. When problems arise in the field, we solve them. That is what full architectural services means when it is done properly.
Pre-Design
Not every project needs to go to construction documents to get value from an architect. We offer pre-design feasibility studies — site analysis, zoning and code research, program development, early massing — that help owners and developers make confident go/no-go decisions before committing to full design fees. This is often the most valuable conversation we have.
Commercial & Workplace
We design commercial buildings and tenant improvements that work for your business, your tenants, and your market. Our experience includes multi-branch prototype design, corporate office renovations for Fortune-500 clients, owner-operated commercial buildings, and mixed-use development. We understand that commercial architecture has to perform financially as well as functionally.
Multifamily & Development
From urban infill townhomes to apartment communities and mixed-use village centers, we work with developers who need design intelligence combined with practical delivery. We understand density, parking, unit mix, phasing, and the economics of residential development. Good design and good development economics are not in conflict. We hold both.
Institutional & Civic
We have designed charter schools, civic buildings, community centers, and faith-based facilities — projects where budget discipline, community accountability, and long-term performance matter most. Institutional clients operate in public view and on public trust. We take that seriously in every decision we make.
Master Planning
We help owners and developers think through complex sites — from resort and wellness destination planning to mixed-use village frameworks and phased campus development. Government & Military
Our experience includes military facility work at Mountain Home Air Force Base and Gowen Field (Idaho Air National Guard C-130 Hangar). We understand the technical, security, and compliance requirements of government projects and the coordination demands of working within public-sector delivery structures. Government work demands a higher level of documentation discipline. We bring it.
Adaptive Reuse & Renovation
Existing buildings carry history, character, and embedded value that new construction cannot replicate. We work with owners who want to transform what they have — modernizing function, improving performance, and unlocking a building's full potential without starting from scratch. Renovation projects require a different kind of problem-solving, and we have the experience to do it well.
Multi-State Practice
Fine Line Studio holds active licensure in Idaho, Washington, Oregon, Hawaii, and Kentucky, with NCARB certification enabling reciprocal licensure across additional states. We work with clients whose projects cross state lines and with developers operating across multiple western jurisdictions. Multi-state experience means fewer surprises and faster permitting in markets we know.
Custom Residential
We accept a limited number of custom residential commissions each year for clients who want architecture, not just a house. Our residential work spans high-end primary residences, mountain retreats, vacation homes, and accessory dwelling units. Design quality, material intelligence, and a deep understanding of how you live are non-negotiable. We bring the same rigor to a custom home that we bring to a commercial building. That is not a coincidence. It is the standard.
Residential Specialty
For clients drawn to the warmth and permanence of natural materials, we have deep experience in handcrafted log construction, heavy timber framing, ICF, Passive House principles, and off-site modular systems for challenging sites. These are not novelty approaches. They are proven methods for clients who want a home that performs as well as it looks, and that will still be standing in a hundred years. We hold active relationships with the region's best specialty builders and fabricators.
