Prototype
Utah + Washington
+ CMU / Steel
Customer Showroom
Challenge
HD Fowler, a regional waterworks and plumbing supply distributor, needed to expand its branch network across the Pacific Northwest and Mountain West. Each new location required a building that could serve two very different functions under one roof: a working industrial warehouse and distribution facility, and a professional customer-facing showroom and service counter. The design had to be repeatable across multiple sites and markets, cost-effective to construct, and immediately recognizable as HD Fowler across every jurisdiction and contractor.
Solution
Fine Line developed a multi-location prototype combining a pre-engineered metal building for warehouse operations with a two-story CMU and structural steel addition housing offices, a mezzanine, and a customer showroom. The HD Fowler signature blue — expressed in exposed structural steel — anchors brand identity across all locations. A stainless service counter and carefully detailed transition between warehouse and retail zones give each branch a professional presence without sacrificing operational efficiency. The prototype was adapted to each site's specific footprint, zoning, and local conditions while maintaining a consistent construction system.
Result
Five branches delivered across Utah and Washington — Spanish Fork, Pacific, Olympia, Bellevue, and Spokane Valley — using the same proven prototype. Each location maintains HD Fowler's brand standards while responding to its specific market. The pre-engineered system kept construction costs and schedules predictable, allowing the client to execute rapid regional expansion without the cost and delay of custom design on every site.
Multi-location prototype work is one of the most demanding categories in commercial architecture. It requires the architect to solve a problem completely — not just once, but in a way that holds across different sites, jurisdictions, contractors, and construction timelines. The HD Fowler program demonstrates Fine Line's ability to deliver exactly that: a building system that is disciplined, repeatable, brand-consistent, and buildable on budget across geographically dispersed locations.
This project was completed in collaboration with Cole Architects. Fine Line Studio contributed to prototype design development, site adaptation, and production documentation across multiple branch locations.
